The all new AC Hotel by Marriott Washington DC Downtown brings an elegant, contemporary guest experience to the heart of downtown.
OTO Development, based in Spartanburg, SC, developed and will manage the new hotel, focusing on providing the elevated experience AC customers have come to expect.
“We can’t wait to show off this incredible property to the world. It’s rare to have the chance to build a new hotel from the ground up in this market, and we wanted to make sure the experience and design were a complement to the area,” said Corry Oakes, CEO of OTO Development. “We really wanted to pay homage to Washington D.C. as well, and you will see that reflected in the design elements and artwork throughout.”
The AC Hotel brand’s timeless and purposeful design comes through in the 219 sleek, smart guest rooms focused on style and comfort. The AC Kitchen will serve a fresh, European-style breakfast featuring signature baked croissants and artisan-cured meats. The AC Lounge will feature signature cocktails, craft beers, and wine, as well as the AC brand’s tapas-style small bites and elegant entrees. The hotel will also provide seasonal outdoor seating.
More than 2,200 square feet of rooftop meeting and event space, divided into two separate meeting rooms and an outdoor terrace, provides an ideal location and atmosphere for corporate meetings, social gatherings, or intimate group functions.

The AC Hotel by Marriott Washington DC Downtown becomes the fifth AC Hotel in OTO Development’s portfolio. Conveniently located near the White House, DuPont Circle, George Washington University and Hospital, and the K Street corridor, and within a scenic walk to Georgetown, the hotel is perfectly situated for government, business, and leisure travelers alike. With two major Metro stops nearby, guests can also easily access Capitol Hill, the National Mall and Smithsonian museums, Ronald Reagan National Airport, and other landmarks, businesses, and government offices in the D.C. Metro area.
Located in the Golden Triangle Business Improvement District, the hotel is the first ground-up, new-build hotel in the area since 1971. The design of the hotel reflects the city from the urban feel of the façade to the artwork featured in the public areas. OTO Development contracted with MaterialDriven to design, develop, and install various artwork, including a piece titled River-flow, a paper and optic fiber chandelier, designed by Anke Neumann of Lichtpapier, that represents the nearby Potomac River in the lounge. Another, titled Washington DC Skyline, is a metallic glazed ceramic tile work by the Giles Miller Studio at the registration desk. Finally, a natural wool felt piece in the entrance hall, called Vaulted, represents the architecture of the Metro Center station’s vaulted ceiling.
OTO Development contracted with Lendlease (US) Construction, Inc., as the general contractor for the project. Subcontractors for various elements of construction included Anderson Mechanical Services, Inc.; Baker DC, LLC; Cindell Construction Company, Inc.; Inspiration Plumbing, LLC; Power Design, Inc.; and Vetro Building Envelope, LLC.
