Corry Oakes

CEO & Founder

Corry Oakes is a Founding Partner, the President and Chief Executive Officer of OTO Development. He serves on the Franchisee Advisory Council for Hyatt Place by Hyatt, and is the President of the Franchise Advisory Council for SpringHill Suites by Marriott. Mr. Oakes was previously the Chief Operating Officer and President of Extended Stay America, Inc, a NYSE listed lodging chain with 475 locations, representing three national brands in 42 states. Extended Stay America, Inc. was the fastest growing owner-operated hotel chain in lodging history prior to selling to Blackstone in 2004 for over $3.1 billion dollars. Mr. Oakes had responsibility for all aspects of the development and operation of the company.

Todd Turner

VP Real Estate & Founder

Todd Turner is a Founding Partner and the Vice President of Real Estate of OTO Development. He manages a team of hotel real estate development professionals whose role is to perform market feasibility underwriting, site selection, contract negotiation, and entitlement management for new hotel development projects. Prior to the formation to OTO, Mr. Turner was the Vice President of Real Estate for Extended Stay America, Inc, a NYSE listed lodging chain. He joined ESA in 1994 as one of its first employees and before becoming an officer, held the titles of National Director of Real Estate, Director of Revenue Management, and Regional Director of Real Estate.

Bruce Collins

Regional Director of Development, East

Bruce Collins has been Director of Development for OTO Development since the inception of the company. He is involved in all aspects of hotel development in the Eastern Region, which includes managing a team of Development Managers, completing initial site evaluations, due diligence, budgeting and analysis, design review, and all project management service. Mr. Collins was previously the Director of Construction for Extended Stay America, managing the company’s South East region.

Mike Gallen

Regional Director of Development, West

Mike Gallen has been Director of Development since the company’s inception in 2004, and is involved in all aspects of hotel development on the West Coast. Working from OTO’s Western Region Office in Hermosa Beach, CA, he oversees an experienced team of Development and Project Managers, completing all site evaluations and analysis, cost estimating and budgeting, project programming, due diligence evaluations, entitlement and environmental review processing, hotel architecture and interior design, and project management services. Mr. Gallen was previously the Director of Construction for Extended Stay America where he oversaw hotel development in the Western United States.

Taylor Callaham

Sr, Regional Director of Real Estate

Taylor Callaham joined OTO Development as a Real Estate Manager in 2006. Since that time he has been responsible for site identification, market due diligence, contract negotiation, and entitlement for new hotel development projects. Mr. Callaham focuses primarily on east coast acquisitions, specifically the Manhattan and Washington, DC area markets. Prior to May 2012, Mr. Callaham served as a Real Estate Manager in Los Angeles, responsible for acquisitions and development in Southern California and various west coast markets.

John Coleman

Regional Director of Real Estate

John Coleman joined OTO Development in 2004 as a Real Estate Manager responsible for site identification, market due-diligence, contract negotiation and entitlement for hotel development in Washington, D.C. and the Northeast. In 2009 he moved into the dual role of National Sales and Director of eCommerce, targeting accounts with significant revenue potential in the company's hotel portfolio; and leading online marketing activities such as search optimization, website maintenance, and updates to hotel websites. In 2012, Mr. Coleman transferred back to Real Estate Management for the Southeast and Texas. Before joining OTO Development, he was a National Sales Manager with Extended Stay America.

Brian Moulton

Regional Director of Real Estate

Brian Moulton joined the OTO Real Estate Team in 2014. He handles site selection, underwriting, negotiating land purchase agreements, managing the entitlement process and coordinating closing. He covers selected markets in the Northeast and Southeast Regions. Previously, he worked for The Procaccianti Group (TPG) in Atlanta, where he focused on value add full service hotel acquisitions in the U.S. for a pension fund, and held development positions with Marriott and Promus Hotels. Mr. Moulton received his B.A. in Business Administration with a major in Hotel, Restaurant and Institutional Management from Michigan State University.

Steve Pieters

Regional Director of Real Estate

Steve Pieters has been part of OTO Development since it was founded in May 2004, serving the company as a Regional Director of Real Estate. He concentrates his efforts on finding new hotel locations in the San Francisco Bay and Seattle areas, obtaining entitlements and city approvals for building, and completing the market and financial analysis for each proposed hotel. During his tenure with OTO Development, Mr. Pieters has developed over 15 new hotels. Previously, he worked as a Real Estate Manager in California for Extended Stay America, where he developed over 25 new hotel properties. Mr. Pieters obtained his MBA from the Claremont Graduate School of Business.

Glenn Brown

Development Manager

Glenn Brown joined OTO Development in 2014 as a Development Manager and is responsible for all aspects of hotel development which includes completing site evaluations, due diligence, budgeting and analysis, design review, and all project management service. Mr. Brown has most recently provided services as a Consultant in the areas of Real Estate, Construction, Owners Representation, and Business Development. Previously he was with Extended Stay America, Inc. as a Construction Manager developing hotels in the Southeast. Mr. Brown remained with Extended Stay, Inc. after the sale in 2004 as a member of the transition team.

Ziggy Clayton

Development Manager

Ziggy Clayton is Development Manager for OTO Development and responsible for developing budgets, while overseeing design and construction of various hotels. He joined the company in March 2011 with previous experience as the EVP of Facility Management and Purchasing Departments for Extended Stay Hotels. In that role, he managed a department of 20 employees, managed new construction projects, and oversaw capital expenditures in excess of 90 million dollars a year on 675 open properties. Mr. Clayton earned his AB at Wofford College in Spartanburg, SC.

Mike Haslett

Development Manager

Mike Haslett joined OTO Development in August 2014 as Development Manager. In this role, he manages the hotel development process from budgeting and design through construction. His professional experience includes over 20 years with multiple hotel development companies, and projects including the Hotel del Coronado Beach Village and resort design for multiple KSL resort properties. Mr. Haslett earned his BS in Construction Management from California Polytechnic-San Luis Obispo.

Development Manager

Matt O’Shea, Development Manager, has been with OTO Development since the company’s inception in 2004. He is involved in all aspects of hotel development in the Western Region, which includes completing initial site evaluations, due diligence, budgeting and analysis, design review, and all project & construction management service. Mr. O’Shea was previously a Construction Manager for Extended Stay America, developing hotels on the West Coast.

Miller Smyth

Development Manager

G.Miller Smyth, Regional Development Manager, USGBC LEED Green Associate, joined OTO Development in 2005. He is responsible for hospitality projects throughout the Eastern United States from initial site evaluations, due diligence, budgeting and analysis, design review, and all facets of project management. Mr. Smyth has previously had tenure with a number of independent hospitality developers overseeing new properties along with the position of Regional Construction Manger with Extended Stay America managing new property development throughout the North East United States.

Vince Tiberi

Development Manager

Vince Tiberi joined OTO Development in 2005 and has over 20 years of experience in retail, restaurant and hospitality industries. As Development Manager, he successfully drives schedules, budgets and consultant teams to meet aggressive company goals, including over $275m in hotel development for more than 20 projects on the East Coast. Before joining OTO Development, he managed over $175m in hotel development as Construction Manager for Extended Stay America. He holds a degree in Business Administration from Montclair State University.

Joe Vieira

Development Manager

Joe Vieira first joined OTO Development as Development Manager in 2005 and spent nearly 4 years managing the development process for new hotels in the Northern California market. He moved to CVS Caremark in 2009 to work as Construction Project Manager, and joined us again as Development Manager in 2014. Responsibilities include initial site evaluations, due diligence, budgeting and managing the project through opening. Joe has over 20 years of hands-on and progressively responsible experience in construction project management, and has held similar roles with Extended Stay America as well as other retailers and restaurant chains. He holds a management degree from Saint Mary's College of California.

Matt Tuverson

Project Manager, West Coast

Matt Tuverson joined OTO Development in 2015 as West Coast Project Manager with over seven years of hands-on experience in construction management, including projects for hospitality and development. His background is steeped in Southern California experience, where he previously headed multiple projects for a private real estate firm. Prior to that position, he managed hotel construction in Hollywood and West Hollywood for an accomplished boutique hotel development group. Tuverson earned his degree from the University of Southern California.

John Anderson

COO

John Anderson joined OTO Development as Chief Operating Officer in 2009. He manages a team of skilled operations, sales and revenue professionals who oversee 33 select service and extended stay properties located in key markets across the U.S. Mr. Anderson previously held various positions with Hilton Worldwide, most recently as Senior Vice President Operations and was responsible for 95 hotels nationwide across six brands. Mr. Anderson is a certified hotel administrator and has served on the boards of hotel and tourism associations in several communities. He is currently a member of the Hampton Inn Brand Operations Council.

David Ward

VP of Operations

David Ward Joined OTO Development in January 2005 and is the Vice President of Operations overseeing all Hyatt, Marriott, and Hilton branded hotel properties in the Western United States. He also is the national liaison between OTO and outside ownership groups with hotel assets managed by OTO. Mr. Ward was previously the Regional Director, Vice President, and Executive Vice President of Operations for Extended Stay America, Inc., a NYSE listed lodging chain. He joined ESA in 1996, managing 200 locations nationwide prior to its sale to the Blackstone Group in 2004.

Dennis Parker

Regional Director of Operations, Southeast

As OTO's Regional Director of Operations in the southeast region, Mr. Parker focuses on select service and extended stay hotels in Florida and Alabama; including the Hyatt Place Ft. Lauderdale Airport & Cruise Port. Prior to joining OTO Development, he was Regional Director for Operations with Commonwealth Hotels, working with hotels in a similar geographic region. His career experience includes an extended period with Hilton Hotels – Embassy Suites, where he worked with operations, finance and sales.

Jared Karras

Regional Director of Operations, Northeast

Jared Karras joined OTO Development in May 2014 and currently holds 18 years of experience in the hospitality business. In his role as Regional Director of Operations he is responsible for the successful operation of various assets across our portfolio; including financial performance, guest services scores, associate satisfaction,sales, and revenue. Previously he held the position of VP of Operations with Marshall Hotels and Resorts, where he successfully opened and operated hotels in and around New York City and the East Coast.

Rob Oursler

Regional Director of Operations, Mid-Atlantic, DC Area

Robert Oursler is the Regional Director of Operations for the Mid Atlantic Territory of OTO Development. He manages all Hyatt, Marriott, Hilton, and Starwood family hotel properties in the Mid Atlantic United States. Mr. Oursler was previously the Corporate Director of Human Resources for a local hotel management group and has extensive experience with Hilton Hotels in the Embassy Suites, Doubletree Guest Suites and Doubletree brands as well as Regent International and Registry Hotels.

Kevin DeMark

Director, Facilities

Kevin DeMark joined OTO Development as Manager of Architecture in 2006 and was responsible for the team of architects who developed OTO's 45 hotels. In 2010, Mr. DeMark became OTO’s National Director of Facilities where he oversees the mantainance of all properties, implements training programs for our engineering teams and establishes national accounts. Mr. DeMark serves as liaison with the operations teams to ensure that our facilities are in top shape and readily available for our guests. Previously, Mr. DeMark held positions with Extended Stay America, Advance America and most recently at Extended Stay Hotels as National Maintenance Manager responsible for the company’s 475 hotels throughout the U.S.

Chris Lewis

Director, Facilites

As National Director of Facilities, Chris Lewis oversees property maintenance, and assures compliance with engineering policies and preventive maintenance programs. He also manages and monitors property involvement with various sustainability programs from Hilton, Marriott and Starwood. Lewis's career features broad experience opening and operating full and select service branded hotels. Prior to his current position with OTO Development, Mr. Lewis spent 4 years as VP of Operations at EG Energy Solutions where he specialized in hotel environmental efforts and utility usage reduction. He earned his degree from Shepherd University, West Virginia.

Lisa Giaimo

VP, Sales & Marketing

Lisa Giaimo is Vice President Sales and Marketing. Lisa joined OTO in December 2012, bringing over 20 years of hospitality industry experience, with a career spanning a variety of positions of increasing responsibility, including general manager, regional manager, franchise service director, director of field sales and marketing, and senior director, franchise services and vice president, sales and marketing. Immediately prior to joining OTO Development, Lisa served as vice president of sales and marketing for a midsized hospitality company in Minnesota. Lisa is a graduate of Illinois Wesleyan University with a bachelor’s degree in Communications and Fontbonne University with a master’s degree in Management.

Seema Bandukda

Regional Director of Sales, West

Seema Bandukda is our Regional Director of Sales for the West Region. She joined OTO Development in 2009 bringing 14 years of hospitality experience. She is responsible for leading the sales and marketing efforts for our hotels in the west region. Previously, she held a successful career with Marriott, Sage Hospitality and DKN Hotels in various positions. During her tenure as General Manager, the property was awarded OTO's prestigious Hotel of the Year for 2010. In 2011 she was awarded General Manager of the Year. Marriott appointed her as the ESSSence Ambassador for the SpringHill Suites brand. She is a graduate of California State University-Fullerton with a degree in Business Management and Marketing.

Kelly Haager

Regional Director of Sales, East

Kelly Haager is the Regional Director of Sales for the Southeast Territory of OTO Development. She manages a team of sales professionals that is responsible for revenue generation at each asset. Mrs. Haager has been with OTO Development since 2006 and has been involved with 17 of OTO’s hotel openings; primarily focusing on sales efforts, working closely with the development and real estate teams to ensure quick ramp ups for all properties. Kelly was previously an Operations Manager for Carlson Restaurants. She has an undergraduate degree in Hospitality Management and a Masters Degree in Business Administration.

Jason Poynter

Regional Director of Sales, Mid-Atlantic DC Area

Jason Poynter is the Regional Director of Sales for the Mid-Atlantic DC Area. He manages a team of sales professionals who are responsible for the proactive direct sales effort at each hotel. Jason joined OTO in 2010, bringing 15 years of hospitality experience, including many years in the Orlando market. He started his career with OTO at the West Palm Beach locations as an Area Director of Sales, where he was named 2010 Director of Sales of the Year. He has an undergraduate degree in Hospitality Management and is currently pursuing a Masters Degree in Business Administration.

Carla Tenanbaum

Regional Director of Sales, Northwest

Carla Tenenbaum is our Regional Director of Sales for the Northwest. Carla joined OTO from Marriott International, where she was most recently a Market Sales Leader for Colorado and Utah, responsible for the sales efforts for 11 hotels and overseeing a team of 17 sales associates. Carla has held a number of hotel sales positions with Marriott over the last twenty years, including Regional Sales Specialist, Director of Sales, and Dual Director of Sales. Carla is responsible for leading and developing the hotel sales teams to achieve and exceed our revenue targets.

Anastasia (Anna) Owens

Regional Director of Sales, Northeast

As Regional Director of Sales and Marketing-Northeast, Anna Owens supports the sales teams at our hotels in the Northeast, including the new Hampton Inn Times Square (as of June 2015).. Her previous experience includes 9 years with CSM Lodging in Minneapolis, MN; most recently serving as Regional Director of Sales overseeing 20 Marriott, Hilton and Hyatt hotels across the US. Owens' career also includes leadership roles at Candlewood Suites and other various hotel brands. Owens holds a BA from West Chester University of Pennsylvania and has served on the steering board of the American Hotel and Lodging Association’s Upper Midwest Women in Leadership.

Lara Stabell-Gibb

Corporate Director of Revenue Management

Lara Stabell-Gibb is Corporate Director of Revenue Management for OTO Development. Lara joined OTO in July of 2013, bringing over 25 years of hospitality industry experience. Previously, Lara has worked in positions of increasing responsibility within the discipline of revenue management for mid-sized hotel management companies. Lara’s experience includes brand expertise with Marriott, Hilton, Hyatt, Starwood, IHG and Choice Hotels, as well as luxury independent hotels. Lara is responsible for leading a team of Regional Directors of Revenue Management, as well as overseeing high profile assets for the portfolio.

Ellen Whiteknight

Director of Sales Support

As Director of Sales Support, Ellen Whiteknight contributes her expertise to a variety of task force initiatives, including interim DOS, ramp-up sales for new build hotels, and special projects. Mrs. Whiteknight joined the OTO Development management team in May 2013. Her previous experience was with Torgeson Properties Inc. (Minnesota) as Director of Sales for the Holiday Inn Express. She holds a BA from Boston College, MA.

Abbe Brechbuhler

Regional Director of Revenue Management

Abbe Brechbuhler is Regional Director of Revenue Management for the Southeast Territory of OTO. Abbe joined OTO Development in September 2013 bringing over 15 years of hospitality experience across multiple brands. She is responsible for the Revenue Management for the Marriott, Hilton, and Hyatt properties in the Southeast Region of OTO. Ms.Brechbuhler started her career in Canton, OH and has worked in Reno, NV, Ft. Lauderdale, FL, and recently Sunnyvale, CA.

Caleb Beasley

Regional Director of Revenue Management

Caleb Beasley is Regional Director of Revenue Management for the West Territory of OTO. Caleb joined OTO in June 2013, bringing 10 years of hospitality experience across multiple brands. He is responsible for the revenue management of all Hyatt, Marriott and Hilton family hotel properties in the Western United States. Mr. Beasley started his career with Marriott International after graduating from the University of Michigan and has worked in Detroit and Salt Lake City markets.

Brittany Cascanet

Regional Director of Revenue Management

Regional Director of Revenue Management, Brittany Cascanet joined OTO Development in 2013 and oversees revenue of Mid-Atlantic and Northeast hotels including Hilton, Hyatt and Marriott properties. Her hospitality career began in front office operations before moving to revenue management, and soon included work with multiple hotel brands, markets, property sizes and diverse working environments. Ms. Cascanet has over 10 years of experience also working in Orlando, Florida and Washington, D.C. She earned a BS in Hospitality Administration at the University of Central Florida’s Rosen College of Hospitality Management.

Angela Peterson

Regional Director of Revenue Management

Angela Peterson joined our management team in January 2014. As Regional Director of Revenue Management, she focuses on strategies to maximize and forecast revenue, often working with historical and future data to guide overall planning. Her skills in actualizing budgets, overcoming deficits and advising on competitive differentiation are linked to over 20 years experience as a General Manager with Marriott, Hilton, Best Western, Choice and a variety of independent hotels.

Aimee Cheek

Director of eCommerce

Aimee Cheek is Director of eCommerce for OTO Development. She joined the company in October 2014 with 15 years of experience in the hospitality industry and proven expertise in marketing, ecommerce, digital marketing and PR. Before joining OTO, Aimee developed her career working with Marriott, Hilton and Carlson Companies through a mid-size Midwest company. In that time, her work garnered industry recognition and awards for digital marketing and website development. Today she leads our efforts in ecommerce, marketing and digital marketing as well as the internal team for these strategies. Aimee holds a Marketing Management degree with the University of Phoenix and is a Certified Hotel Digital Marketer through HSMAI.

Courtney Capers

eCommerce Manager

As eCommerce Manager, Courtney Capers works with a variety of digital initiatives; from marketing campaigns, online selling strategies and performance metrics to social media presence for all hotels and OTO Development. Prior to joining in September 2013, she held several property-based roles including assistant meetings and events planner, sales and catering, front office supervisor, guest service representative supervisor, general manager administrative assistant, and operations director for a photography company. Capers has 8 years of hospitality industry experience with multiple brands, and graduated cum laude with a BS in Hotel, Restaurant and Tourism Management from the University of South Carolina.

Aaron Greer

eCommerce Manager

Aaron Greer joined OTO in 2014 as the eCommerce Manager. Aaron is responsible for collaborating with the operations, sales and revenue management teams to create digital marketing campaigns for OTO's hotels across the United States. He started his career as a marketing consultant, working with technology startups to create digital marketing, PR, and investment campaigns for SaaS companies and mobile app developers. Prior to joining OTO, Aaron (a Spartanburg native) worked with local small businesses researching and developing marketing plans and campaigns to promote their brands as well as area entrepreneurship.

Charlie King

CFO

Charles King joined OTO Development, LLC as Chief Financial Officer, Secretary, and Treasurer in August 2007. He is responsible for overseeing accounting procedures and controls, financing, cash management and financial and tax reporting. Prior to joining OTO Development, LLC, Mr. King held various positions with Bassett Furniture Industries, Inc. including Vice President-Controller where he was responsible for preparation of all quarterly and annual financial statements, and later Vice President-Retail Licensee Program. In his capacity with Bassett, Mr. King was instrumental in building a chain of 130 retail stores throughout the country.

Mary Dixon

VP Human Resources

Mary Dixon joined OTO Development as Vice President Human Resources in 2006. She has more than twenty years experience in HR leadership roles with companies such as Monsanto and Sealed Air Corporation. In her role with OTO, Mrs. Dixon draws from this rich experience to develop and implement leading-edge selection, evaluation, and development programs that support team member engagement across the company. OTO team members deliver superior financial results and great guest service, with employee turnover rates substantially below industry averages.

George Rutledge

VP Purchasing & Technology

George Rutledge joined OTO Development as Vice President of Purchasing & Information Systems in 2007. He is responsible for overseeing the procurement of all owner supplied goods and the implementation of technology to support both the development and hotel management operations. Mr. Rutledge was previously the Director and Vice President of Information Systems of Extended Stay America, Inc, a NYSE listed lodging chain. He joined ESA in 1996 and worked with the company until its sale to Blackstone in 2004. Earlier in his career Mr. Rutledge held positions in supply chain and technology consulting with Andersen Consulting and Deloitte.

Jason Boehm

Vice President Finance

Jason Boehm has been with OTO Development since 2008, serving as Corporate Controller and most recently as Vice President Finance.  Mr. Boehm is responsible for internal and external reporting, analysis, budgeting, treasury, asset and risk management.  Jason is also involved in lender and investor relationships, as well as asset acquisitions and dispositions.  Prior to joining OTO, he was Corporate Controller for Tire Centers, a Michelin distribution and retail subsidiary with over 150 locations in 40 states.  Previously, he served as Audit Manager with Hazlett, Lewis & Bieter, PLLC. Mr. Boehm received his B.S. degree in Accounting from Bob Jones University in Greenville, SC, and is a Certified Public Accountant.

Sue Dancy

Corporate Controller

Sue Dancy has been Assistant Controller of OTO Development since April 2006 and co-manages the accounting, tax, payroll, auditing and treasury functions for the company. Prior to OTO, Mrs. Dancy was the Corporate Accounting Manager at Lockwood Greene Engineers, a global engineering and construction company based in Spartanburg, for eight years. In addition, Mrs. Dancy worked for Brigman, Holcomb, & Weeks CPA’s as a certified public accountant providing audit, tax, and consulting services to companies in various industries.

Janice Riddle

Director, Human Resources

Janice Riddle joined OTO Development as Director, Human Resources in September, 2011. She has more than thirty years experience in the Human Resources Department, with a concentration in Employee Benefits. Prior to joining the Company, Mrs. Riddle was employed ten years as Director of Benefits with Extended Stay Hotels. She also was employed as Benefits Manager at Spartan International, a Spartanburg based textile manufacturing firm for many years. Her concentration has been in Benefits and Compensation.

Suzanne McClendon

Human Resources Manager

Suzanne McClendon joined OTO Development in 2012 as paralegal for our finance organization. In 2014, she became Human Resource Manager supporting recruitment, onboarding and reporting as well as general employee relations and compliance support. McClendon also supports teams in the field with worker's compensation administration. Her career includes prior experience as a paralegal, regulatory and compliance manager, and office manager, and she holds degrees in Business Administration from Southern Wesleyan University and Public Service-Paralegal from Greenville Technical College.
